Terms and Conditions- Camping in East Sussex Countryside (near Tunbridge Wells)

  1. A booking is confirmed once an online booking form is completed and payment made in full.
  2. Your booking entitles you to a tent only pitch within the camping field and access to the communal facilities of water and ablutions trailer.
  3. There are no refunds/ discounts for inclement weather, late arrivals or early departure.
  4. All cancellations must be made 14 days before the first day of the booking, in which case a full refund (less any non refundable 3rd party charges) will be made on presentation of your bank details.  After 14 days no refund will be made.
  5. In the unlikely event of a cancellation by us being necessary a full refund would be offered or an alternative date arranged.  We are not liable for refunds or expenses you incur in the event we are prevented from fulfilling your booking as a result of circumstances beyond our control.  Such circumstances shall include (but are not limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, pandemics, notifiable diseases, health risks or such similar events (‘Force Majeure’).
  6. All campers must be aged at least 21 – to allow peaceful enjoyment of the countryside.  Proof of age may be required.
  7. All campers must respect the Countryside Code.
  8. Cars are not allowed to remain in the camping field, but should be parked in the designated parking areas.  All vehicles are left at the owners risk.  We  supply wheelbarrows for transportation of equipment from the car park to the camp site. The wheelbarrows are for communal use, so please return them to the car park area after use.
  9. No foraging of wood is allowed in the woodlands, the fallen and dead wood provides habitats for creatures and we want our woods to be as untouched as possible.  We sell logs by the sack.
  10. All campers (i.e. not just the person who made the booking) must carry a copy of the booking confirmation on them while on the site in order that we may check that they are allowed to be on the site.  The general public who have not paid to camp on our site are not allowed.
  11. In order to provide balance we do not permit groups of more than eight people without prior agreement (to be confirmed by e-mail).  We will consider exclusive bookings of the whole site provided this is for at least 40 persons and there have been no prior individual bookings for that weekend.
  12. We do not allow campervans, motorhomes or caravans.
  13. If you are arriving at the site on a Friday, please note that the earliest time of arrival is noon.  It is an unmanned site and check in will be around 6.30pm.
  14. All campers are to have left the site by 5pm on the day of their departure.
  15. We do provide recycling facilities, but please do not bring any unnecessary packaging and always dispose of your rubbish correctly and responsibly.  All rubbish must be either thrown in the appropriate bin provided or removed from the site on leaving.
  16. Well behaved dogs are welcome, but they must be kept under control must not be allowed to run freely around the field or woodland.  All mess is to be cleared up immediately from the site.  We do not accept any breed banned under the Dangerous Dog Act.  If any dog is deemed dangerous, antisocial or in any way threatening you will be immediately asked to leave without a refund.
  17. Whilst we take care to ensure that the site is safe, we do not accept liability for theft or damage to possessions nor for injury or worse to anyone while on the site.
  18. Campfires, wood stoves and candles are safe when used sensibly.  We therefore require all campers to act responsibly when using them.  Fires may only be lit in the fire pits / stoves provided.  All fires must be attended by a competent adult at all times and thoroughly put out when left.  No fire should be made in or on the ground of the campsite field.  Disposable BBQs also not allowed at this campsite for this reason.   All fires are to be kept at least 2.5 metres from any flammable material.
  19. The use of fireworks, fire lanterns or other similar devices is not permitted.
  20. All campers are to remain in the field indicated as the camping field and not to enter any woodland or other field surrounding the camping field.  The farm and camping fields may include some slopes, rough terrain, trees, brambles and other natural hazards.  Depending on the weather, conditions can be cold, wet, slippery. hot, dry or brittle.  We trust that you appreciate we can take no responsibility for the weather conditions at the time of your visit.  We recommend that you come prepared with suitable clothing and footwear, so that you can enjoy the charm of the natural environment in all its diversity .  You must also expect that at certain times of the year creatures such as wasps, bees, mice, spiders or ants may enter your tents.
  21. You are responsible for loss of or damage to any equipment you hire from us, fair wear and tear excepted.  We reserve the right to retain deposits to cover any losses and to recover any additional losses from the hirer.  The private fire grates are expensive as they are made in the UK in small quantities and from stainless steel.
  22. No smoking is permitted in the communal areas.  Please smoke with consideration to all other campers.
  23. This is a peaceful site, the point of visiting us is to enjoy the natural peace and quiet of the farm and countryside.  Electronic music or excessive noise is not permitted.  A quiet policy is expected after 10.30pm.
  24. Hen or stag parties are not allowed unless the peaceful enjoyment of the surroundings is the aim of your party.
  25. Out of consideration to our other campers, local residents and ourselves we reserve the right to require any campers who behave anti-socially, do not show due consideration to other people, including other campers, local residents, or ourselves (e.g. excessive noise or any other breaches of the Campsite Rules or these terms and conditions), abuses property or displays dangerous or offensive behaviour  to leave immediately without a refund.
  26. You are in a natural environment and as such you agree to respect all local flora and fauna.  Any damage, wilful or negligent, will be taken seriously and may result in you and your party being requested to leave the campsite.  In such cases we will treat your booking as having been cancelled by you and you will not be entitled to any refund.
  27. In the event of a complaint, please try to speak to us immediately whilst you are on site so that we can attend to the problem and try to, if possible and reasonably, rectify it.  Any complaints not brought to our attention during your stay can not be dealt with once you have left the site.
  28. We reserve the right to change the terms and conditions, prices or website without notice.
